Warranty Deed With Vendor’s Lien Services

A warranty deed is an agreement of ownership of a property. It is a guarantee the property is free and clear in title. A warranty deed with a vendor’s lien is a warranty deed with an encumbrance on the property (lien). This is a security for an unpaid debt of ownership. It is a form of security to the original owner. It is a type of assurance that the debt will be paid, or the lender can take legal action to claim rights to the property. Once the lien is paid; there is a release of the lien, and the warranty deed is still intact. It is a two-part process, a warranty deed and the vendor’s lien. Price: $300 (Click to setup an appointment).

What is a Warranty Deed With Vendors Lien

A warranty deed can be used for any real property. It includes the property’s location, lot and block in Texas, any structures on the land, and the owners’ rights and interests related to the property. It also includes natural parts of the land such as mineral rights, and water rights, and encumbrances to the property. A warranty deed with vendor’s lien is one way to show a debt for the purchase of a property. If the debt goes unpaid, the recourse action for the original owner is easily proven in court. For this lien to be removed, the buyer has to pay off the lien. If the buyer does not pay, then there is recourse for the warranty deed to be revoked.

How Can You Use a Warranty Deed With Vendors Lien

Many times families will use warranty deeds. It is not uncommon for parents to use this type of deed to secure some income and give their child a great discount on their home. Warranty deeds are used when there is an inheritance, and four family members cannot own or share the property. The other family members can be bought out over time with this type of deed.
