What Are Some of the Things You Need to Know About a Special Warranty Deed?

A special warranty deed guarantees that the grantor owns and can sell the property. To the best of their knowledge, they are the owner of the property. A special warranty deed does not protect you against any mistakes that could have occurred prior to the owner purchasing the property. With a special warranty deed, there could still be liens and judgements clouding the title of the home. In order to sell with a general warranty deed, a special warranty deed is required. Traditional financing usually requires a general warranty deed. A special warranty deed does not include title insurance. We do not provide title insurance at our office. It is the responsibility of the new property owner to obtain title insurance and homeowner’s insurance, because neither are guaranteed with a special warranty deed.
